More than 20 years ago, I came to the Swiss Alps as a snowboard instructor. I stayed, built a life here and eventually moved into real estate. UBS Swiss Alpine Property Focus 2026 provides a useful national benchmark for good-quality holiday and second-home property. These figures are market context, not TDRE asking prices or current inventory.

UBS Q1 2026 benchmarks put Davos/Klosters at CHF 17,800/m², Arosa at CHF 16,800/m², Flims/Laax at CHF 16,700/m² and Lenzerheide at CHF 15,900/m² for good-quality holiday homes.
Momentum differs by resort
UBS reported particularly strong year-on-year growth in Q1 2026 in Crans-Montana (+15.2%), Davos/Klosters (+12.5%) and Andermatt (+12.5%). Resort-level movements should still be interpreted alongside listing mix and property quality.
Supply remains constrained
UBS reported very low advertised stock in several Alpine regions. A structured search can therefore be useful, but unlisted or off-market availability should never be assumed.

If you are searching for property for sale in Switzerland as a foreign buyer, eligibility is one of the first things to establish. Nationality, Swiss residence status, intended use, canton, municipality, property classification and local quota conditions can all matter.
Lex Koller is the common name for Swiss rules restricting certain acquisitions of real estate by persons abroad. A buyer should establish eligibility against the individual property before making a binding commitment.

Andermatt is a special case
UBS Swiss Alpine Property Focus 2026 describes Andermatt as the only Swiss resort where second homes may still be built and where foreign buyers’ market access is not restricted by Lex Koller. Property- and buyer-specific eligibility should still be verified before relying on that distinction.
That distinction is a reminder not to apply one resort’s rules across Switzerland. Current legal and project-specific eligibility should always be verified before relying on an exception.
Some owners do not want their chalet advertised publicly. Some opportunities circulate quietly between brokers and advisers, and in other cases the right buyer brief can justify discreet owner outreach. Where can I buy a chalet in Switzerland?
Searches can cover the whole Swiss Alpine market, including Valais, Graubünden, the Bernese Oberland, the Vaud Alps and Central Switzerland. TDRE can build a brief around one resort or compare several locations.
Can I buy a ski-in/ski-out chalet in Switzerland?
Potentially, where suitable stock exists. True ski-in/ski-out property is limited and highly location-specific, so lift and piste access should be checked at the individual property level.
Can TDRE find off-market chalets?

Can I buy a Swiss chalet as a second home?
